Connective Mortgage Brokers Conference - Your Empire Market Update - Eliza Owens from CoreLogic - “You can’t time the Property Market”.

THE EXPATRIATE Specialist Mortgage Broker Adam Kingston and THE EXPATRIATE Creative Director Shona Stephenson attended the Connective Mortgage Broking conference, with many of the subject of discussion was;

“Sustained Peak Performance”.

The overall theme to the conference was

“Moving Up to the 70s”.

Why the 70s theme?

Almost 70% of all lending in Australia is performed by Mortgage Brokers.

We had the pleasure of meeting Australia’s most decorated Olympian Emma McKeon, who has come from an unmatched swimming pedigree. Emma shared some secrets to her success where she narrowly missed out on making it onto the Australian London Olympic Team in 2012 as a seventeen-year-old and gave up swimming to enjoy life as a teenager and took some time to access her Olympic Dreams. One holiday in Queensland, her aunt convinced her to get back in the pool, saying she’d regret it if she didn’t give it a go.

The rest is written in history and the record books.

In 2014 Commonwealth Games won 4 Golds and 2 Bronze Medals and in Rio with 1 Gold in Relay, 2 Silvers Relay, and a Bronze in an individual event.

Her coach keeps her grounded and focused, “Swimming Isn’t Rocket Science.” He regularly tells her. Her body knows what to do. She just has to trust in herself and her training and do it.

She discussed how she managed the pressure of wanting to win Gold at the Tokyo Olympics after missing out on her strongest event the Butterfly Gold Medal, but secured the Gold in the 100M Freestyle finishing with 5 Gold, 2 Silver, and 4 Bronze, and the only female ever to win 7 medals at one Olympics.

She is a perfectionist, dedicated to her sport, and her own worst critic, which could be why she is so good.

She has learned how to manage these critical thoughts and turn them into a positive motivational tool for success.

We caught up with Property Gurus from Sydney, Chris Gray from Your Empire, Melbourne, Lauren Staley from Infolio and from Brisbane, Zoran Solano from Hot Property Buyers Agent; we asked them about their thoughts on the current property market in Australia’s three major capital cities.

Keynote Speaker CoreLogic Australia Head Of Residential Research Australia - Eliza Owens crunched the numbers for us and let us know there is a potential opportunity in the comparatively undervalued Brisbane Unit Property Market as they are still seen to be seen as an “affordable” option, this with the backdrop of record low rental vacancies. This could be a great investment choice.

Eliza was asked if she was timing the property market. As she herself is wanting to purchase her first home. She indicated that she missed the boat on the last upswing in the cycle and is hoping there is further movement down. However believes there is an easing in the decline, especially in Sydney and Melbourne due 5-year low in stock levels. Vendors won’t sell unless the conditions are favourable.

She recommends purchasing property when you have the money to do so. Don’t try and “Time the Property Market”. There are many factors that affect the amount you can borrow for example your job security, raising a family, and cost of living. She recommends that you should purchase property when you have bank approval and the funds to do it.
