The latest CoreLogic Home Value Index (HVI), released on April 1, 2025, indicates a continued, albeit modest, rise in Australian home values. Nationally, home values increased by 0.6% in March, marking the second consecutive month of growth.
Key Capital City Insights:
Sydney: Home values rose by 0.8%, driven by strong demand and limited supply.
Melbourne: Experienced a 0.4% increase, reflecting stable market conditions and renewed interest in inner-city apartments.
Brisbane: Recorded a 0.7% uptick, positioning it as one of the better-performing markets.
Perth & Adelaide: Saw gains of 0.5% and 0.6%, respectively, indicating competitive market dynamics.
Rental Market & Interest Rates:
The rental market remains tight, with national rents increasing by 0.5% in March. Low vacancy rates continue to drive rental demand, enhancing the appeal of investment properties for Australian expats.
With the RBA holding the cash rate at 4.10%, borrowing costs remain stable, and there is speculation about potential rate cuts later this year.
